Slab volume by thickness and zone, edge and internal beams separately, footings by type and depth, and every pour broken out so you can see where the concrete is actually going.
Formwork is measured as area rather than guessed as a percentage, because a stepped site or a suspended slab changes the formwork bill far more than it changes the concrete bill. Reinforcement comes back as a schedule — mesh sheets, bar by diameter and length, chairs, starters and ligatures — not a lump-sum tonnage.
If the finish matters to the price, it gets its own line. Broom, exposed aggregate, honed and liquid limestone are all priced separately rather than blended into a single square-metre rate, so you can put an honest number against each one.
Concrete pricing moves with your supplier, your pump hire and the crew you can get that week. A national average rate card is no use to you, so we do not use one. Your supply rates and your labour rates go into the spreadsheet and the totals build from there.

We allow a waste percentage on every pour and show it as its own line rather than hiding it in the volume. Typically five to ten per cent, depending on how much cutting the shape involves and how accurate the subgrade is likely to be.
Short-load charges and pump minimums are called out separately too. A small pour that needs a pump and a short load can carry more fixed cost than concrete, and that is much easier to argue with a client when it is a visible line item.
Roughly 108 twenty-kilo bags go into a cubic metre, which is worth knowing when you are pricing a small hand-mixed job rather than a truck delivery.

The same floor plan costs different money on different ground. A site classified M or H under AS 2870 needs deeper beams and more steel than the same house on an A or S site, and on a P site the design can change completely.
We read the site class and the footing detail off the geotechnical report and the structural drawings before measuring, and if the report is not in the set we ask for it. Estimating a slab off the architectural plan alone is how a job gets quoted twenty per cent light on steel.

Either. A takeoff-only job gives you measured quantities and the marked-up drawings, and you drop your own rates in. A full estimate means we price it out using rates you give us. Plenty of clients start with the full estimate and move to takeoff-only once they have the spreadsheet set up the way they like it.
Architectural drawings, the structural set and the specification cover most concrete jobs. For a slab we also want the geotechnical report or at least the site classification, because that drives the footing and steel quantities.
If you only have a partial set, send what you have. We will tell you what is missing before starting rather than measuring around a gap.
Usually five to ten per cent, and it appears as its own line rather than being buried in the volume. A rectangular slab on a well-prepared subgrade sits at the bottom of that range; a cut-up shape on a rough base sits at the top. If you have a figure you have proven on your own jobs, tell us and we will use yours.
